Redevelopment Phase Two

Future phases will be contained in the southern four platted parcels and will contain an additional 10,800 square foot office/retail building, a 10,130 square foot childcare facility, a three store 36,000 square foot office building, and a two acre site containing a three to four store senior housing building with underground parking.
The future buildings shown on the housing and commercial lots will be compatible to the retail building architectural design. Although the design for the housing, office, and child care will vary based on their use, the quality of building materials, such as the masonry, will match the initial phase buildings providing for an integral development when all phases are completed.
Phase Two Time Line
This phase will add medium to high density residential, office, child care, and office/retail to the southern and eastern portions of the property. Market conditions will dictate when the remainder of the site will remain undeveloped. It is anticipated that upon construction of the initial phase, the site will become an attractive location for this additional development. Ideally, the site will come to full build-out between 2011 and 2013. Ultimately, it is the commitment of Mendota Mall Associates to have an architecturally cohesive quality mixed use development that complements the surrounding properties the City of Mendota Heights.
